Business Garden Warsaw maintains its momentum – more than 24,000 m² leased in 2025
Business Garden Warsaw – developed, managed and owned by Vastint – continues to enjoy strong and consistent interest from companies seeking comfortable offices surrounded by greenery and a wide range of amenities. Last year Vastint signed agreements in this location covering 24,000 m² of space, including a renewal with its largest tenant – Wirtualna Polska.
Wirtualna Polska Group – a Polish technology holding operating in media, advertising and e-commerce – occupies more than 7,300 m² of office space in Business Garden Warsaw.
Among the other major organisations that renewed their leases are: Sephora, contract research organization Medpace, an IT solutions integrator RICOH (present in Business Garden since the very beginning) comprising three companies belonging to the RICOH Group: Ricoh Polska, Digital Operations Centre, and Simplicity, and the Polish branch of Parexel – a company specialising in clinical research operations, biostatistics, regulatory advisory and consulting. The list of renewed agreements is complemented by long-standing tenants that have been operating in Business Garden Warsaw for years, such as Eracent, Getinge, Vershold, STM Cyber, TEKA and JSK Architekci (the designers of the complex).
Additionally, several companies decided to use the Ready Flex concept available at Business Garden Warsaw in 2025 – fully equipped offices with lease terms starting from 12 months. Eagle Burgmann Poland, CCIG, Greenyellow Polska and Think Construction jointly occupy more than 1,100 m² under this model. More such modules are currently being prepared.
“The long-term success of the Business Garden format is based on combining top-quality office space with a human-scale building layout, greenery and water features, and easily accessible amenities. It is a project that in many aspects anticipated market trends and continues to be a point of reference on Warsaw’s office map. The scale of the complex allows for flexible renegotiations and the ability to adjust space to the current needs of tenants and the evolving nature of work. Lease renewals covering more than 24,000 m², including with the main tenant, confirm that this is a place appreciated by both employers and employees,” says Anna Szmilewska, Senior Leasing Manager at Vastint Poland.
Business Garden Warsaw is located on Żwirki i Wigury Street, between Warsaw’s city centre and Chopin Airport, with convenient access to public transport and cycling infrastructure. Across seven buildings with LEED Platinum or Gold certifications, approximately 90,000 m² of leasable space is available. A green garden stretches between the office buildings, often becoming a venue for attractive tenant community events. The complex also offers a hotel with a conference centre, a gym and fitness, restaurants and a retail store.
